Isn't your fixed fee estate agency service too good to be true?

No, it’s not too good to be true! It’s a genuine offer and we have been operating with this feeing model for several years.

We believe that all of our customers should be treated equally and that, in general, we do to the same estate agency work to sell a £100,000 property as a £400,000 property.

Are there hidden charges?

Absolutely not. Transparency is one of our core business values. 

All charges are outlined by our staff at an initial valuation visit and confirmed again in an email with your property valuation.

You will also receive full Terms of Business, written in plain English, with a Key Information section, before you part with any money.

What areas do you cover in Scotland?

We cover Edinburgh, West Lothian, East Lothian, Midlothian, Fife and the Scottish Borders. Our Head Office is based at South Gyle in Edinburgh. For details of our branch offices, have a wee look in the Contact Us section of the website!

Are there costs involved in selling a property other than estate agency fees?

Yes, there are, depending on your circumstances. Some of these costs are paid to third parties on your behalf and some are for additional services that you might need or want as part of your property sale.

Examples include:

  • Home Report – This is instructed from a firm of chartered surveyors and is a legal requirement for anyone selling a residential property in Scotland.
  • Property Marketing Products – These include advertising on portals, For Sale Boards, Brochures and ‘Premium’ portal advertising upgrades
  • Conveyancing Fees – As a firm of solicitors, we can carry out the legal work required to transfer the title of your property to the buyer. Conveyancing fees are not included in the estate agency fee and are quoted separately.
  • Conveyancing Outlays – These are necessary costs incurred during the conveyancing process and are paid to third parties such as Registers of Scotland on your behalf.

Do you advertise in the solicitors property centres (e.g. ESPC, GSPC, BSPC)?

We are a solicitor firm and are an ESPC Member Firm.

We can advertise your property in ESPC, GSPC and even BSPC for you.

Can you do my conveyancing for me too?

We are a law firm so yes we can!

We’ll provide a quote for your sale and also for your purchase if you are buying a house.
