7 Steps to Selling

Whatever your reason for selling your home, you can trust MOV8 to take you through every stage of the process, from valuation to conclusion of your sale. Here’s our quick guide to selling your property, in 8 simple steps.

1. Arrange a Property Valuation and Quote

Firstly, you’ll need to do is find out how much your property is worth. You can get in touch with us by phone or email and one of our friendly team of valuers will be more than happy to arrange a free, no-obligation valuation of your property at a time that suits you. They’ll also be able to give you a full breakdown of all the costs involved in selling your home.

2. Photography and Home Report

You will need to have a Home Report in place before your home can be marketed, but don’t worry, we’ll arrange for this to be carried out by a chartered surveyor.

We’ll arrange for one of our in-house, professional photographers to visit your property at your convenience. They will take stunning photographs, note-down room measurements and make floorplan sketches which will be used to produce your schedules and marketing materials. You will have the chance to approve your property schedule before your home goes on the market.

3. Property is Live

Your For Sale Board goes up and we’ll ensure that your property is advertised on all the major portals including ESPC, Rightmove, Zoopla, s1homes and PrimeLocation to make sure that it is seen by the maximum number of potential buyers.

4. Arrange Viewings

You can either conduct viewings yourself or we can do it for you. Just let us know which you’d prefer. When we receive a request for a viewing, we will ‘qualify’ the buyer to make sure that they are in a position to buy and that they aren’t wasting your time. We will arrange for the viewing to take place and then, after the viewing, if the viewer does not want to submit an offer we will try to gather constructive feedback from the viewer to assist your sale.

5. Receive and Negotiate an Offer

Our team of experienced Negotiators will be on-hand to help when offers start coming in, to advise you on market conditions and help make sure you get the best possible price for your property.

6. Conveyancing

Conveyancing, the legal process which takes place after you have accepted an offer, comes next. MOV8 works hand-in-hand with one of Scotland’s largest conveyancing firms t make this as simple as possible.

7. Your Sale Completes

When the legal work has been completed, the sale of the property is completed on the agreed Date of Entry.  The seller’s solicitor receives the money for the sale and the keys are handed-over to the buyer. After this, some further paperwork has to be done by the seller’s solicitor before they transfer the free, financial proceeds of the sale to you, the seller.

 You can then sit back with a bottle of bubbly and celebrate the successful sale of your property!
