Deck the Halls...

With Christmas songs playing in every shop in town and people already talking about whether they are going to be serving turkey on 25 December or whether they are considering breaking the mould by serving some fashionable new bird like a steroid-enhanced speckled sparrow that they thought looked good on an episode of Jamie Oliver's Pukka Chrimbo, you could be forgiven for thinking that the world and the property market would have ground to a halt. You would, however, be as very wrong as the person who after reading this article goes to Waitrose to try and buy a steroid-enhanced speckled sparrow. Property market news this month is particularly surprising!

This month I'll review the Press coverage of the property market in the past month and also, as always, let you know what my view on the state of the property market in the past month has been as someone who sees it on a daily basis.

It's been another quite surprising month so far this month. If you were under the impression that we would all be preparing, as estate agents, for hibernation then, regardless if that was the plan, the fact is that we are pretty far from bedding down in the straw of our lovely, cosy cave.

However, before I let you know what we have been seeing 'at the coalface' of the property market, I'll go through the now customary run-down of the main property-related stories that have been appearing in the Press and letting you know whether, in practice, this is what we have been seeing in the geographic areas that we cover.

Well, we wondered what was going to happen this month, what with the Olympics being finished and everyone finally having their children back at school. We expected it to be busy. However, we didn't expect it to be THIS busy! The property market has taken off in a way that we really didn't expect. This month we'll give you an indication of what we have been seeing happening in the property market but first we'll have a wee look at what has been reported in the media this past month.

Do the Mo-bot, Jessica En-nnnnnnnis, Sir Chris, Bradley the Mod, Ben Ainsleeeeee, Victoriaaaaaaaa Pendleton, Murray's Mound and of course Big Boris (to make his real nickname a little more family-friendly)...go Team Geeeee Beeeeeeeee!!!!!!! Aaaaaaaaaaahhhhh, sooooooooo exciting!!!!!!!

It wouldn't be surprising amongst this smorgasbord of sporting triumph that people might have been a bit distracted from the slightly less energetic pursuit of purchasing and selling properties. Or that the Press might have had its work cut out covering 22 channels of HD sports coverage and decided that the property market wasn't really worth much of its focus. So, in amongst all of this activity, what exactly HAS been happening in the property market in Scotland in the past few weeks? Well, dear reader, I have been paying a bit of attention amongst wondering how horse dancing and BMX are Olympic sports and have the answers for you. So read on!

It's summer holiday time and conventional wisdom has it that this is one of the quieter times of year in the property market. Conventional wisdom also has it that, come the end of the school holidays, the property market picks up again, partly because people aren't distracted by having to keep little ones amused every day and partly because they decide after having everyone at home for a few weeks that their houses aren't big enough and that it's time to move house.

But then conventional wisdom really hasn't had a huge amount to do with the property market in the past few years. So is this really true and has the market cooled a little bit through the summer months?

There have also been some good news stories about the property market in the Press this past month. A rarity in recent times. So what's this chat about first time buyers coming back to the market? Can it be true or are these journalists simply too distracted by kids running around their own full houses?

Hope you enjoyed the longest day of the year. It's coming to the end of March and we really are full of the joys of spring! The hottest day on record for March, several days of sunshine...it's hard not to be optimistic in this kind of weather. The only thing to worried about is that we are peaking too soon!

So what's been happening in the Scottish property market this month? There has been good news coming out of the Royal Institute of Chartered Surveyors about the health of the property market across the UK. We have also had the Budget for 2012 which contained some property-related provisions that affect some property buyers and sellers, particularly toward the top end of the market. And we have seen very healthy activity levels, both in terms of sales and purchases within our own office. So let's cover all of those areas below...

It's a short month, February, but it's been a good one. As well as being an Olympic year, most importantly our clients have an extra day in which to sell their properties. Nice!
